There are four blocks, i.e., Dawn (50 flats), Dusk (50 flats), Twilight (30 flats) and Sunshine (30 flats).
a) The buyer should understand that the developer will provide then final sanction plan for G+5 latest by 31.7.2018.
b) The buyer should understand that the developer have already applied for G+4 sanction drawings and have got approval for sanction dated 18.7.2017.
c) The buyer should understand and accept that the amenities/landscape, etc on the ground floor and open area might get completed only after completion of buildings work and civil work.
d) The buyer should understand that the developer has started the construction dated 19.7.2017 and will be completed within 36 months, the statutory date, the completion date may be extended for a time period of 6 months due to circumstances of force measures, but the developer will try to handover the possession within 36 months as has been there successful track record of completing their projects on time.
c) How will the payments be done?
It is a construction link plan. Kindly refer to the attached list.
d) Is the location suitable for me?
It is little away from the main town and the reason is that the town is very chaotic and polluted. Anyway for the work purpose you will have to go to the town then why not choose a little calm and peaceful place as your home near the mountains and the tea garden.
e) Is the car parking?
Yes, for 3bhks buyers, car parking is included in the price. But if you do not require the parking we can deduct Rs. 100000 from the agreed amount. For 2 bhks customers the parking is not included in the agreed amount. But, if you want a car parking then, you can purchase it at an extra rate of Rs.1,00,000 excluding G.S.T.
f) Why is PAN card and AADHAR card necessary?
As per the Government of India, KYC (Know your Customer) is compulsory for every financial transactions and flat possession cannot be given until these documents are provided.
g) Can the customers pay in cash?
We don't accept cash. Payments are only received through banking channels (cheque, DD, NEFT, RTGS, etc)
h) Does the buyer have roof rights?
Yes, the buyer has indivisible right on the common area of the roof.
Delay in handing over possession of the said flat to you beyond the completion date and the extended period or the period required beyond the Extended period due to circumstances, we will pay you interest at the prevailing fixed deposit rate of interest of State Bank of India.
Yes the project has been approved from all the leading banks like SBI, ICICI, AXIS, HDFC, IDBI and DHFL. We will facilitate you in getting you the home loan.
5. Does the customer have to bare any other charges, hidden or open besides the total price mentioned in the developers estimate sheet?
a) We are charging the registration/stamp duty, which is prevailing at the time of possession of the flat.
b) The flat price is excluding 12% GST.
c) We are charge Rs. 11000 as legal charges which is payable at the time of final payment. We are transparent in our financial dealings and commitment.

We will refer you two to three highly knowledge interior designer who will help you make "YOUR HOME" at extra cost.
The developer will provide you these at an extra cost.
Post 31st March 2019, we builder got option of either we get 1% or 12 % GST from buyer. But we "Manakamna 24" opted for 1% as it is affordable housing. We do not want to give extra GST burden to our clients, but our prices are excluding GST i.e. 1 %.
The other builders are charging the price inclusive of GST. They are not paying from their own pocket. And Manakamna believes in total financial transparency with its customers. Thus, we are segregating all the charges for the better understanding of our customers.
Any developer, who charges GST on top of the total price when their project started before GST, will be held accountable for anti profiteering. Our project has started after 1.07.2017 so it always came under GST.
